Lagos Issues 21-Day Ultimatum to 176 Illegal Estates for Layout Approvals


The Lagos State Government has identified 176 illegal estate developments, primarily in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, issuing a 21-day ultimatum for owners to obtain layout approvals or face sanctions. 


The announcement, detailed in a statement by Mukaila Sanusi, Director of Public Affairs at the Office of Physical Planning, follows the Ministry of Physical Planning and Urban Development’s publication of the offending estates on Monday, August 4.


Engr. Oluwole Sotire, Permanent Secretary of the Office of Physical Planning, stated that these estates, including Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota, lack approved layouts, undermining the state’s T.H.E.M.E.S+ Agenda for sustainable urban development. 


“These illegal developments compromise our vision for a functional, resilient smart city,” Sotire said.


The Ministry has directed estate owners to submit necessary documentation to its office in Alausa, Ikeja, within 21 days to process approvals. 


Sotire emphasized that regulating estate development is a routine function to ensure organized urban growth, aligning with Lagos’ goal of becoming a 21st-century economy.


Additionally, Sotire urged all developers to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees real estate activities to ensure compliance and transparency. 


Non-compliance with the ultimatum could lead to enforcement actions, though specifics were not disclosed.
